What is the minimum stay?

Three months. From there you can go up to twelve, in whatever increments suit you. Availability varies by property.

What's included in the rent?

Your fully furnished home, high speed internet, access to the building's amenities, and our support for the whole tenancy. Utilities are billed separately, based on what you actually use.

Can I book if I'm still overseas?

Yes. A lot of our residents secure their home before they fly. We'll do a video walkthrough and handle the paperwork remotely.

Is a bond required?

Yes, and it is refundable at the end of your tenancy, subject to your lease. Every bond is lodged with the Residential Tenancies Bond Authority, the Victorian government body that holds bonds. We never hold your money ourselves. $750 per person for a shared room, $1,500 for a private room, $3,000 for a whole apartment. One week of rent is paid alongside it before move-in.

How much is rent?

How soon can I move in?

Utilities

Electricity, gas and water aren't in your rent. The provider bills you directly each month, in arrears, based on what you actually used. So a quiet month costs less than a heavy one, and you're never paying for someone else's usage.

You'll get the invoice from them, not from us, and pay it by the due date on it.

Step 01

Tell us what you need

Send the enquiry form, or message us on WhatsApp. We want three things: are you after a shared room, a private room, or a whole apartment; when you want to move in; and how long you're staying. That's enough for us to start.

Step 02

We send you options

Usually within the hour, Monday to Saturday. You'll get the properties that are genuinely available for your dates, with photos, the weekly rent, the location and the building's amenities. If nothing fits, we'll say so rather than send you something that doesn't.

Step 03

See it your way

Come and walk through it. If you're overseas, we'll do a video walkthrough instead, and answer whatever you want to know on the call. Plenty of our residents have signed without setting foot in the country.

Step 04

Apply and sign

Once you've picked one, we confirm it's still free and send you the application. Here's exactly what we'll ask for:

Once you're approved, we send the rental agreement for you to read and sign. Take your time with it. Ask us anything.

We confirm the time, sort your keys and building access, and walk you through the property and the amenities. Then it's yours.

Money

Bond and rent, plainly

The bond

A refundable security bond is required before you move in, and comes back at the end of your tenancy, subject to your lease. Every bond is lodged with the Residential Tenancies Bond Authority, the Victorian government body that holds rental bonds. We do not hold it ourselves, and you get the lodgement details.

The rent

Rent is weekly, and it falls on the day of the week you moved in. Move in on a Monday, pay every Monday. That's the whole rule.

It covers your furnished home, high speed internet, our support for the whole tenancy, and access to the building's amenities.

Utilities are separate. Billed monthly by the provider, based on your usage. You'll never pay for a month you didn't use.

There are no agency fees, no application fees, and nothing to buy for the apartment.

So people were stuck choosing between paying too much and signing for too long. That's the gap we saw, and it's the whole reason we started.

Are pets allowed?

It depends on the property and the building's own rules. Ask us about a specific one and we'll find out.

Is parking available?

Some properties have it. Tell us you need it and we'll only send you options that do.

How much is rent?

What documents do I need?

A valid photo ID or passport, your contact details, employment or study information, your visa if you have one, and anything else needed to approve the tenancy. We'll tell you exactly what applies to you.

Can I inspect the property first?

Yes. We'll arrange an in-person inspection, or a video tour where that's easier.

Can I book a property if I'm overseas?

Absolutely. Many of our residents secure their accommodation before arriving in Australia. We handle the whole thing remotely.

How soon can I move in?

If a property is available and your application is approved, sometimes within a few days.
