Your sitemap
Ten pages at launch, no listings anywhere. Every page ends in the same enquiry form, carrying across the context of the page it came from. Phase 2 sits in the structure now so nothing needs re-architecting later.
The site
Everything reachable from the header. Rooms is the only page with children.
Footer only
Linked from the footer and the forms. Not in the header, but required at launch.
Phase 2
Structure allowed for now, built later. Contact stays parked until the office and the 03 number exist; until then Enquire does that job.
What each page is for

Form architecture
Two form blocks on the whole site, and that's deliberate. Squarespace keeps each form's submissions separately, so putting a form on every page would scatter your enquiries across ten different lists. One form means one place to look. Everything else on the site is a button that leads to it.
On every page
Three months or twelve. Fully furnished, no agency fees, from $250 a week. Tell us what you need and we'll come back within the hour.
Not a search. Takes 20 seconds, and a real person replies.
Why we exist
If you're here for three months, the city gives you three bad options. We built the fourth.
Three ways to stay
We don't list every property online. Tell us what you're after and we'll send you the options that actually suit your dates, with photos, pricing and location.
Two single beds in a shared apartment. The most affordable way into the CBD.
Your own room, shared living spaces. Some have a private bathroom. Most couples choose this one.
The full place to yourselves. Friends moving in together, and families.
Shared rooms start from $250 a week. Private rooms and whole apartments vary by room, building and whether there's an ensuite, so we price those when we send you options. Any bedding arrangement can be organised, just ask.
What's included
Everything below is already in the apartment. Utilities are the one thing billed separately, based on what you use.
Made up and ready. Single, double, or a layout you ask us for.
Your own wardrobe and drawers for everything you brought.
Sofa, seating and space to sit down at the end of the day.
TV in the living area.
Varies by property. Some private rooms have their own ensuite.
No furniture to buy, move, or sell when you leave.
Exact fittings vary between buildings. We'll confirm what's in your specific apartment before you sign.
Cookware, utensils, plates and glasses. Cook the night you arrive.
In the apartment. No laundromat, no coins.
Somewhere to eat that isn't the end of your bed.
To confirm with you: dishwasher, dryer, microwave, kettle, toaster.
Connected from day one. Nothing to set up, no installation wait.
Free wifi in the building's shared study spaces.
Message the team directly. Same number, whole tenancy.
Monday to Saturday, business hours. Not a ticket queue.
We organise it and keep you posted until it's fixed. It doesn't sit in a queue.
Happy to sit down about your lease or your property. Not everything belongs in an email.
Every cost is laid out before you move in. No surprises on week three.
Enquiry to move-out. Not just until you've signed.
See it in person, or from the other side of the world.
In most buildings.
Skip the membership.
Melbourne winters exist.
Free wifi throughout.
For the four months it's warm enough.
Amenities differ between properties. We'll tell you exactly what yours has.
How it works
Five steps, no brokers, no application fees. Most people go from first message to signed in under a week.
Room type, dates, how long. One short form.
Photos, pricing, location and the details, matched to your dates.
Walk through in person, or take a video tour from overseas.
ID, contact details, study or work info. Then the agreement.
Keys, building access, and everything you need on day one.
Who stays with us
Somewhere sorted before your start date, close enough to walk in. Safe building, no set-up weekend.
Book from your home country, arrive to a made bed. We'll explain how renting works here, step by step.
Take a whole apartment between you. One rent, easy to split, and nobody you did not choose to live with.
Most couples take a private room, since it costs less than a whole apartment and still gives you your own door.
From our residents
Your testimonial sits here. The strongest one would be about how quickly you replied, or about moving in from overseas.
Your testimonial sits here. Ideally from someone whose repair was sorted quickly.
Your testimonial sits here. Ideally from a student who booked before they arrived in Australia.
Five real testimonials will replace these before launch. This is the most valuable thing you can send us.
Refer a friend
When someone you refer signs and moves in, we send you $250, or $300 if they take a whole apartment. Straight to your account. Tenants, friends, colleagues, anyone.
Questions
Three months. From there you can go up to twelve, in whatever increments suit you. Availability varies by property.
Your fully furnished home, high speed internet, access to the building's amenities, and our support for the whole tenancy. Utilities are billed separately, based on what you actually use.
Yes. A lot of our residents secure their home before they fly. We'll do a video walkthrough and handle the paperwork remotely.
Yes, and it is refundable at the end of your tenancy, subject to your lease. Every bond is lodged with the Residential Tenancies Bond Authority, the Victorian government body that holds bonds. We never hold your money ourselves. $750 per person for a shared room, $1,500 for a private room, $3,000 for a whole apartment. One week of rent is paid alongside it before move-in.
Shared rooms start from $250 a week. Private rooms and whole apartments depend on the room, the building, and whether it has an ensuite or a view, so we price those when we send you your options.
If a property is free and your application is approved, sometimes within a few days.
Get in touch
We'll come back within the hour during business hours with options that fit your dates. No obligation, no fees.
The same quick enquiry as the top of the page, repeated where people are ready to act on it.
Rooms & apartments
We manage more than thirty properties across the CBD. Rather than list them all, we ask what you need and send you the ones that fit. It's faster, and you don't end up enquiring on a room that went last week.
Option 01
Two single beds in a shared apartment, in a building with a gym and a pool. The cheapest way to live in the CBD rather than commute into it.
Best for students and anyone sharing to keep costs down. Bathrooms are shared or private depending on the property.
Enquire about shared roomsOption 02
Your own room, your own door, shared kitchen and living space. Some come with an ensuite.
Our most popular option, and the one most couples choose. It costs less than a whole apartment and you still get your own door.
See private roomsOption 03
The entire place to yourselves. Best suited to friends moving in together and families landing in a new city.
One rent, easy to split between you. Tell us how many of you there are and we will match the layout.
Enquire about apartmentsTell us your dates and who's coming. We'll tell you honestly what works.
Enquire nowRooms / Private rooms
Your own room in a furnished apartment, from three months. Shared kitchen and living space, some with an ensuite. Our most popular option, and the one most couples choose.
Enquire about a private roomThe room
Every private room comes furnished and made up. Bed, wardrobe and drawers, and access to a fully equipped kitchen, living room with a TV, and a washing machine in the apartment.
Rooms vary. Some have a window with a city view, some have their own bathroom, some are quieter than others. We'll tell you exactly what a given room has before you commit to anything.
If you want a specific bedding arrangement, ask. We arrange it.
Also in the building
In most of our buildings. No separate membership.
Free wifi. Somewhere to work that isn't your bedroom.
Shared space for when the weather cooperates.
Amenities vary between buildings. We'll confirm yours before you sign.
We'll send you the private rooms available for your move-in, with photos and pricing. Usually within the hour.
Enquire nowShared rooms and whole apartments follow this same layout.

Being straight with you
One thing, and we'd rather you heard it here than in week three.
Electricity, gas and water aren't in your rent. The provider bills you directly each month, in arrears, based on what you actually used. So a quiet month costs less than a heavy one, and you're never paying for someone else's usage.
You'll get the invoice from them, not from us, and pay it by the due date on it.
Ask us. We'll tell you exactly, before you commit to anything.
Enquire nowHow it works
If you've never rented in Australia, this page explains the whole thing, start to finish. If you have, it'll take you a minute.
Room type, dates, how long.
Photos, pricing, location, details.
In person or by video.
ID, details, then the agreement.
Keys, access, day one sorted.
Step 01
Send the enquiry form, or message us on WhatsApp. We want three things: are you after a shared room, a private room, or a whole apartment; when you want to move in; and how long you're staying. That's enough for us to start.
Step 02
Usually within the hour, Monday to Saturday. You'll get the properties that are genuinely available for your dates, with photos, the weekly rent, the location and the building's amenities. If nothing fits, we'll say so rather than send you something that doesn't.
Step 03
Come and walk through it. If you're overseas, we'll do a video walkthrough instead, and answer whatever you want to know on the call. Plenty of our residents have signed without setting foot in the country.
Step 04
Once you've picked one, we confirm it's still free and send you the application. Here's exactly what we'll ask for:
Once you're approved, we send the rental agreement for you to read and sign. Take your time with it. Ask us anything.
Step 05
We confirm the time, sort your keys and building access, and walk you through the property and the amenities. Then it's yours.
Money
A refundable security bond is required before you move in, and comes back at the end of your tenancy, subject to your lease. Every bond is lodged with the Residential Tenancies Bond Authority, the Victorian government body that holds rental bonds. We do not hold it ourselves, and you get the lodgement details.
Exact amounts are confirmed before you sign anything. One week of rent is paid alongside the bond.
Rent is weekly, and it falls on the day of the week you moved in. Move in on a Monday, pay every Monday. That's the whole rule.
It covers your furnished home, high speed internet, our support for the whole tenancy, and access to the building's amenities.
Utilities are separate. Billed monthly by the provider, based on your usage. You'll never pay for a month you didn't use.
There are no agency fees, no application fees, and nothing to buy for the apartment.
About us
PrestigeStays exists because Melbourne had nothing sensible for people staying a few months.
The gap
Hostels are overpriced for what you get. A few months in a hotel or an Airbnb costs a fortune. And a house or apartment means a twelve month lease, which a lot of people simply can't commit to, plus an empty room to furnish.
So people were stuck choosing between paying too much and signing for too long. That's the gap we saw, and it's the whole reason we started.
We wanted hassle free mid-term living. An apartment that already has everything you need in it, at no extra cost. Bedding and living arrangements that suit you rather than whatever was already there. And a lease length that doesn't hold you back from whatever comes next.
Our mission
What we care about
Fast, professional answers to whatever a resident needs. Within the hour during business hours.
From first enquiry to the day you move in, and every day after.
Long-term relationships and honesty. We're not chasing one transaction.
A welcoming, secure place every resident can call home.
How we operate
Message PrestigeStays and you reach someone who knows your building, your lease and your name. That is the whole difference, and it shows up in four ways.
Our promises
Every cost is laid out before you move in. Nothing appears in week three.
Ready on the day you arrive, and looked after while you're in it.
We won't leave you wondering. If we're on it, you'll hear from us.
Every situation, every time. That's the job.
Where we're at
Trusted by professionals, students and people relocating to Melbourne.
Refer a friend
When someone you refer signs a lease and moves in, we pay you $250 straight into your account, or $300 if they take a whole apartment. You do not have to be a resident. Anyone can refer anyone.
How it works
Fill in the form below with their name and how to reach them, plus your details so we know who to pay.
We reach out, find them something that suits, and look after them the same way we'd look after you.
Once they have signed, moved in and settled, your reward goes to your nominated bank account by transfer. Full terms apply.
The form
Takes a minute. We'll let you know as soon as they sign.
By submitting you confirm the person you are referring is happy to be contacted. Referrals must be submitted before they sign. Full referral terms apply.
Your details
Who you're referring
Bank details are collected after they sign, not here.
FAQs
If it's not here, message us on WhatsApp. We answer within the hour.
Staying with us
Generally three months, though availability varies by property. Leases run from three to twelve months, and anything in between.
Yes. Every one. Bedding, storage, a fully equipped kitchen, sofa, TV and a washing machine. Move in with a suitcase.
Yes. Tell us where you want to be and we'll do our best to match you, based on what's available for your dates.
Yes. We have rooms and apartments suited to couples, subject to availability.
It depends on the property and the building's own rules. Ask us about a specific one and we'll find out.
Some properties have it. Tell us you need it and we'll only send you options that do.
Money
Shared rooms start from $250 a week. Private rooms and whole apartments vary depending on the room, the building, and whether it has an ensuite or a view, so we price those individually when we send you your options.
Your fully furnished home, high speed internet, professional support for your whole tenancy, and access to the building's amenities.
Utilities aren't included in your rent. They're billed monthly in arrears based on your actual usage. You'll get an invoice from the utilities provider directly and pay it by the due date. It means you only ever pay for what you used.
Yes, and it is refundable at the end of your tenancy, subject to the terms of your lease. $750 per person for a shared room, $1,500 for a private room, $3,000 for a whole apartment. One week of rent is paid alongside the bond before you move in. Exact amounts are confirmed before anything is signed.
With the Residential Tenancies Bond Authority, the Victorian government body that holds rental bonds. Your bond is lodged with them rather than kept by us, and you are given the lodgement details. It is not our money to hold, and it cannot be spent.
Weekly, on the day of the week you moved in. Move in on a Thursday and rent falls every Thursday.
Applying
Send an enquiry through the website. We'll come back with options and guide you through the rest.
A valid photo ID or passport, your contact details, employment or study information, your visa if you have one, and anything else needed to approve the tenancy. We'll tell you exactly what applies to you.
Yes. We'll arrange an in-person inspection, or a video tour where that's easier.
Absolutely. Many of our residents secure their accommodation before arriving in Australia. We handle the whole thing remotely.
If a property is available and your application is approved, sometimes within a few days.
Living here
Tell us and we'll organise it, then keep you updated until it's resolved. It doesn't sit in a queue.
Within the hour during business hours, Monday to Saturday.
Absolutely, we would love you to stay. Let us know as early as you can and we will hold your room or apartment if it is available. If it is not free for the dates you want, we will find you another PrestigeStays property that suits.
Premium furnished homes, fast replies, and a personal service from the first message through to move-out. We treat our residents like part of the family rather than a number on a list, and we don't disappear once you've signed.
Enquire
One form. A real person reads it and comes back within the hour with properties that actually fit your dates. No fees, no obligation, no automated list of things that went last month.
We'll never pass your details to anyone else.
